4 Home Selling Myths You Won’t Want to Fall For

The spring selling season is here, which means it’s the perfect time to list your home! When you do so, though, make sure not to fall for any of the four biggest home selling myths:

1. You know what your home is worth. Though there are many free online estimates available, most of them rely heavily on algorithms to find a price. They can’t find a true sense of what your home is worth, especially not for our unique San Francisco houses. A professional real estate agent will be able to find you a much more accurate value.

2. My house looks good to sell as is. Though it may look good to you, remember that we’re trying to appeal to a broad range of buyers. Since agents work with homes every day, they understand how tastes and expectations change in real estate. For example, millennials are a big part of the market now, and what they want is different from past generations. So listen to your agent’s advice—they know what they’re talking about.

 

The only way you can be completely sure you have the right knowledge is to use a real estate agent.

 

3. Spring and summer are the only time times to sell. This simply isn’t true. Wintertime comes at the end of the tax season, and this time is when CPAs are telling people to jump into the market. There’s no reason to put off all of your plans until certain seasons.

4. Online estimates are reliable. Again, there is no way for an internet site to accurately estimate your home’s worth. They can’t see what you’ve upgraded, how good your utilities are, where your area is, what the view is like, and so on. These all boost your price up, but they’re also things that online estimation sites ignore. Only a Realtor can find the right price for your home.

These aren’t the only myths floating around out there. The only way you can be completely sure you have the right knowledge is to use a real estate agent; they can tell you fact from fiction and guide you every step of the way.
